When does a pipe need to be repaired

A damaged pipe does not fix itself. The longer the wait, the wider the damage spreads: water ingress in the building, roots colonising the network, ground subsidence, invisible water overconsumption. The warning signs are precise and recognisable:

• Persistent sewer odours in the house, basement or garden;
• Water backing up in sinks, showers or toilets without any visible blockage;
• Damp stains on walls, ceilings or floors, especially along the pipe path;
• Ground subsidence above a buried pipe (lawn, driveway, terrace);
• Abnormally high water bill with no change in habits — a classic sign of an invisible leak;
• Recurring blockages despite regular drain cleaning;
• Flow noises in walls or floors when nothing is open.

A CCTV camera survey precisely identifies the problem without any demolition, in just a few hours, and points to the least invasive repair method.

The 4 pipe repair methods

1. Pipe relining (trenchless repair). A textile liner impregnated with epoxy resin is inserted into the existing pipe and cured in place. Result: a brand-new pipe inside the old one, watertight, smooth and structurally resistant. Certified service life of 30 to 50 years. The reference method for buried, under-slab or apartment-building pipes — no trench, no demolition. See pipe relining.

2. Partial replacement (sleeve repair). When the defect is localised on a short segment (isolated crack, displaced joint, single perforation), a partial replacement allows surgical intervention without replacing the entire line. Very limited excavation, fast intervention, controlled cost.

3. Full replacement by excavation. For pipes severely degraded over a long distance, or fully collapsed, full replacement by excavation remains the only option. Material (copper, PVC, cast iron, vitrified clay) is matched to the existing network. Heavier works (typically 1 to 2 weeks) but a permanent solution when no trenchless technique applies.

4. Trenchless repair by pipe bursting. The existing pipe is mechanically burst on site and replaced by a new pipe pulled through the same path. Suited to large-diameter pipes under roads or fully obsolete networks. See trenchless repair.

CCTV diagnosis — the mandatory first step

Before any serious repair, a CCTV inspection is performed to identify the exact nature of the problem: crack, subsidence, root ingress, displaced joint, back-fall, corrosion, perforation. A high-resolution endoscopic camera is pushed into the pipe (up to 50 metres) to film the inside in real time.

The video report includes the defect location to within a metre, allowing precise intervention without unnecessary excavation. This diagnosis determines the most appropriate and least invasive repair method — relining, sleeve, partial or full replacement.

Pipe repair in apartment buildings

The wastewater stacks of older buildings (1950s-1980s), often in cast iron or vitrified clay, are prime candidates for repair. Relining is particularly suited as it avoids removing service ducts, false ceilings and wall finishes in common and private areas — a major advantage in shared buildings where destructive works always trigger heavy collateral costs (paint, tiling, parquet, joinery).

Coordination with the property manager is part of the service: information for co-owners, scheduling of drainage shutdowns, strict respect of common areas, complete cleaning at the end of the works. A detailed technical report is provided to the syndic with photos, videos and a written warranty, usable in future general meetings and binding in case of dispute.
